We searched Reddit for each phrase, in quotes, with our Reddit Scraper in October 2026. We counted the posts from the last 30 days (up to 25 per phrase) and read each one to check that a real buyer wrote it. The list is sorted by the number of buyer posts. Keep the quotes: without them, Reddit returns mostly unrelated posts.

• Buyers ask for a specialty, like VA loans or first-time buyers. Lead with the deals you have closed of that kind.
• Relocating buyers want video tours. Say how you work with clients who are out of town.
• Commission comes up often. State your fee or rebate plainly, since vague answers lose trust.
• Most posts are in city subs that ban ads. Answer the question first and do not post a listing link.
